Step 1 - Valuation

Step 2 - Selecting you Agent
Having established the value of your property and decided to go onto the market, you will need to choose an Agent to act for you.
A successful agency will have a comprehensive marketing strategy and methods, professionally qualified & courteous staff and a realistic expectation of what the market can achieve.
With empire Homes you only pay commission when we successfully sell your property and you'll always have access to a specialist team dedicated to sales. You should also be asking the following questions;
- What are their opening hours?
- Do they conduct accompanied viewings?
- Do they have a High street presence and what kind of marketing your property will receive?
These are critical to obtaining the maximum exposure and price for your property.Will your agent organize your Energy Performance Certificate on your behalf, or will you need to arrange this yourself? This is now a government-requirement and you must have commissioned an EPC before your property can be marketed.

Step 3 - Preparing your Property (to maximise its saleability)
The majority of buyers now use internet property portals to search for a home. Therefore the visual imagery used with these listings are the first taste of your home a potential purchaser is likely to experience and this will hugely influence whether they contact us to arrange a viewing.
Preparing your home for photography is therefore one of the most important actions you can take to maximize your chances of attracting interest. This could involve some moving of furniture and basic de-cluttering.
Step 4 - Instructing a solicitor
Choosing a solicitor or conveyancer is very important to the successful sale of your property. Make sure before instructing one you do some research and choose an experienced and accomplished solicitor or conveyancer.
It will be a good idea to make a decision before you put your property on the market as this will help speed up the process once an offer has been agreed

Step 5 - Marketing your property
We believe Marketing plays a key role in promoting our business and advertising is the key to maximizing our vendors and landlords properties to gain maximum exposure as a result achieving the most interest from prospective purchasers for your property. We advertise in the following;
RightMove, Advertiser, Globrix, Zoopla, Enfield Independent
We also offer floorplan designs and full detailed descriptions for all our properties.
Step 6 - Accompanied viewings
We accompany most of our viewings giving us the opportunity to use our expertise to sell your property and gain the prospective buyers honest thoughts of your property.
After the viewing we will ensure all best endeavours are made to give you detailed feedback within 24 hours after the viewing. Their feedback is vital as it will help influence whether any changes need to be made to our marketing strategy.
Step 7 - Reciving an offer
As soon as we receive an offer we will notify you by phone and then in writing. We will verify the buyer's capability to proceed before you decide whether to accept the offer.
Step 8 - Offer agreed
Once you accept an offer we will ask you to confirm your solicitor's details. We will then prepare a memorandum of sale and write to all parties to confirm the agreed price including respective Solicitors.
We will advise you and keep you informed every step of the way. We offer a sales progression service and will chase the sale from the offer being agreed to exchange of contracts and completion.
Step 9 - Exchange of contracts
Once your solicitor and the purchaser’s solicitor are satisfied that everything is in order and the contracts have been signed by all parties contracts can be exchanged. The buyer will place a deposit with there solicitors (usually 10%) in the form of bankers draft or telegraphic transfer and completion dates are confirmed between both parties. Once contracts have been exchanged by the two solicitors both parties are legally bound to follow through with the transaction.
Step 10 - Competion
This is when your property is finally sold. The balance of monies (usually 90%) is transferred from the buyer's solicitor to your solicitor's account in cleared funds.
Your solicitor will tell you and us that the sale is completed and that we can release the keys to the buyer. Congratulations you’re sold!
